New-home sales dip in July

NEW YORK — New-home sales fell once again in July, the third straight month of declining sales for hard-pressed home builders.

New homes sold at a seasonally adjusted annualized rate of 298,000, a modest 0.7% drop from a downwardly-revised rate of 300,000 homes sold in June, the Census Bureau said Tuesday. It was also below the rate of 310,000 that a panel of housing market analysts at Briefing.com had forecast.

Sales rose 6.8% year-over-year from 279,000 in July 2010.

“We’ve been bouncing around the 300,000 level for months, for years, really,” said David Crowe, the chief economist for the National Association of Home Builders.

Forward Into Fall

Although the beginning of fall is officially a month away, today it feels like fall. There are a few leaves changing color (early, but still…) and I am thinking about what a tumultuous summer it has been for Americans. Economists and politicians were united in predicting recovery in 2011, but instead we have gotten a debt ceiling crisis, a bond downgrade, persistent high unemployment, slow growth, and the threat of inflation. The E.U. is worse off than we are, with violent rioting in London and economic unrest throughout the continent. But New York has so far been a haven of stability.

Mortgage Rates: Today’s Mortgage Rates Hang On to Low Levels

Todays mortgage rates are hanging on to low levels which continues to create competition in the mortgage market. Mortgage rates should be safe today as disappointing jobless claims has investors again seeking safety.

Low conforming mortgage rates that have seen historical declines are still available to borrowers. Current 30 year fixed mortgage interest rates are at 3.875% and 15 year fixed mortgage rates are at 3.250%. For borrowers who dont expect to be in a home for a long period of time, 5/1 ARM loan rates are at 2.625% and could be the perfect mortgage choice.
